یہ ن لیگی جہالت کی فیکٹریاں ہیں۔ میں نے خود جرمنی میں ۵۰فی صد زیادہ رقم پر گھر لیا ہے، کیونکہ کرایہ اور قسط برابر ہونے کے بعد ۲۰ سال میں گھر آپکا ہوجاتا ہے۔ غریب آدمی بیس سال کرایہ دے تو ۷۵ لاکھ ویسے ہی کرایے کے گھر میں خرچ کردے گا۔ ان جاہل پٹواریوں سے کون بحث کرے

I completely disagree with the thread starter. The totally revamped ‘Naya Pakistan Housing Scheme’ is a revolutionary scheme. In the history of Pakistan, this is unique of its kind. If this scheme is implemented efficiently, government can deliver, at least, 50% of the houses that it promised. However, government has to ensure that this scheme is not exploited by property mafia b/c we Pakistanis are expert at spoiling good things.

Note: I did vote for PTI in 2013 and 2018 but I have been the great critic of this party over the past year or so due to their performance and few key appointments. So, noonie or piplee must not think that I am a blind supporter of PTI. On the contrary, they are the blind supporters of their parties. On this forum, only one noonie condemned the despicable statement of Javed Latif. Rest went quite. All so-called anti-establishments didn’t condemn Javed Latif lest their movement against military gets weaken.

اگر اپ اج 10 ہزار روپے کرایہ دے کر رہ رہے ہیں اور ہر سال کرایہ میں ۱۰ ٖٖفیصد اضافہ ہو تو 20 سال تک تقریبا 68 لاکھ روپے ادا کر چکے ہوں گے مگر پھر بھی مکان کرایہ کا ہی ہو گا۔

Let’s do some math. A 5-Marla double-storey house in a reasonable society in Lahore costs between 80 Lac to 1 Crore. The monthly rent for this house is approx. 40K-45K. If you live in this house for 20 years as a tenant, and pay 5% annual increase on rent ( though the rule in Lahore is 10% annual increase), you end up paying around Rs. 1 crore and 75 lacs. Still, the house belongs to the landlord after you live in it for 20 years.

Let’s purchase this same house under PM’s scheme. Let’s suppose you take a loan of 8 Millions and your equity is 2 Millions. Your monthly instalment will be around Rs. 70K and you will end up paying Rs. 1 Crore and 70 Lac as instalments. Add to it your equity of Rs. 2 Million and you will have your own home in about Rs. 1.90 Crore after 20 years.

Note: The above calculations are for Tier-3. For lower class or lower middle-class families, one can make all these calculations by taking into account the values of homes in tier-1 and tier-2. One can assume a monthly rent of Rs.12K for Tier-1 and Rs.20K for Tier-2. The value of these homes can be assumed Rs. 35 Lac and Rs. 60 Lac. You will see that you will become the owner of your Tier-1 or Tier-2 house by paying the otherwise rental amount as instalments.

IA this scheme doesnt fall foul of fraudsters. It will change the life of many poorer people. It isnt a panacea for the inequities of society where the poor are and have been treated as rubbish. Its a start to helping a section of society who have no power.

اللہ کرے میرا حساب غلط ہو۔۔۔لیکن ہمیں تو لگ رہا ہے کہ اپ کا حساب غلط ہے یا پھر اپ کرایہ کے گھر میں نہیں رہتے ورنہ انگلیوں پر گن کر بتا دیتے کتنے پیسے کرایہ کی مد میں ادا کر چکے ہیں۔

Bhai tm say pocha to ha k batao na tm nay yeh histab kahan sy or kesay lia ha? us py tm koi jawab nahi day rahay patwariyon ki tarah

Not to mention that the property will appreciate greatly in 20 years. Once you are the owner you then have options. Leave it to your kids, sell it for a profit and buy something in a cheaper area, and perhaps have some money to give to your kids to get them started in life.

Property ownership is a dream for most. Even in the UK there are help to buy schemes for younger people and first time buyers. Any scheme that helps in this is to be appreciated.
